The Langstoon HOA Board met on September 8. Below is a summary of the items discussed and the work underway.
Save the Date: Langstoon Block Party
Saturday, September 26, beginning at 3:00 p.m.
Plans currently include Mission BBQ catering, a bounce house, DJ, ice cream truck, and a bring-your-own-beverage format. Final details and volunteer needs will be shared separately. If you can lend a 10×10 tent, tables, chairs, or yard games, please watch for the volunteer request.
Streetlights and Common Areas
- Entrance and Dundee streetlights: Township work is still in progress. The project has been delayed by underground utility-location issues, and the Board will continue to monitor it.
- Hargrave streetlight request: The Board will ask Township contacts to review the request and advise on feasibility, funding, and timing. Because any new installation requires Township and utility coordination, no timeline is available at this time.
- Entrance lighting and utility boxes: The Board is following up on a flickering entrance-sign light and will identify the responsible utility for damaged utility/telecommunications boxes before requesting repairs.
Reforestation and Landscaping
The reforestation team expects fall planting after leaf drop, likely in mid-to-late October. This timing helps new trees establish with less heat stress. The team will continue to manage watering and related planting logistics.
The Board is also reviewing landscaping needs beyond routine maintenance, including entrance-area pruning, planting-bed improvements, stump verification and removal where appropriate, and replacement of a broken fence post near the middle-school path. We will seek competitive proposals for future landscaping services and for any prioritized extra work.
Perimeter-Tree Requests
The Board is developing a clear process for requests involving trees near HOA common areas and private property. HOA-funded work will be considered only when a tree presents a genuine safety concern and after the Board verifies both the tree’s condition and property responsibility. The process will address inspections, surveys, documentation, and bids so requests can be handled consistently and fairly.
Lawn Maintenance Discussion
The Board discussed whether basic lawn-maintenance standards would be helpful for situations involving significant overgrowth or vegetation extending into the street. No new standards have been adopted. The Board will review existing Township requirements and consider a simple proposal for future community review, if needed.
Board Service Opportunities
Several Board terms conclude this year. We are beginning to look for neighbors interested in helping, especially in the roles of President and Treasurer, as well as at-large Board positions. Experience is welcome but not required; the most important qualities are reliability, fairness, and a willingness to help keep the neighborhood running smoothly.
The Board also established a Technology Chair role to help maintain continuity for the HOA website, email, records, and Microsoft 365 services.
Looking Ahead
- Planning for holiday luminaries will begin early this fall.
- The next regular Board meeting is scheduled for November 10, 2026.
